1: Mold & Moisture Survey
The Phase 1 Mold & Moisture Survey is a non-invasive physical survey of all accessible areas in order to identify potential mold and moisture problems. Mold growth often occurs unseen, so our highly trained specialists that are trained to gather data using state-of-the-art tools including:- Fact Gathering
- Visual Inspection of Accessible Areas
- Certified Mold-Detection Dogs (Mold Dogs)
- Electronic Moisture Detection
2: Mold Testing and InvestigationThe purpose of phase 2 is to investigate potential areas of concern revealed during the Phase 1 Survey, evaluate the extent of the mold problem if one is found, identify the underlying moisture problem, and plan for mold remediation, if necessary. All samples taken for analysis are sent to IMS laboratory, LLC.
Once a mold remediation company is done, and the water problem corrected, we perform Phase 3 Clearance Testing to verify the effectiveness of their work.
3: Post-Remediation (Clearance Testing)
A clearance test will be based on the following
- Visual inspections
- Canine Mold Detection
- Results of air testing/sampling
- Results of surface mold testing/sampling.
- No sign of any fungal growth and/or water damage on all surfaces
- No visible dust on surfaces.
Depending on the results, it may be necessary to perform re-cleaning in one or more areas. If the mold remediation contractor does any re-cleaning, we re-sample those areas at the mold remediation contractor’s expense.
When the mold remediation project is complete, a Clearance Letter is provided to our customer confirming the absence of abnormal moisture levels or mold growth in the areas where the mold remediation project was performed. A copy of the final laboratory report is included with the Clearance Letter.
